Conveyancing Process for Buying Your Property
1. Initial Instruction
The process begins with an initial consultation. Once we receive your instructions to proceed, we gather all the necessary information and documentation to ensure a comprehensive understanding of your purchase.
This includes details about the property, financial arrangements, and any specific requirements or concerns you may have.
At this stage, we also provide a detailed breakdown of our services and costs, so you’re fully informed about what to expect and any potential expenses involved.
2. Pre-Contract Stage
After gathering the initial information, we move to the pre-contract stage.
This involves conducting thorough property searches to identify any issues that could affect your purchase, such as planning permissions, local authority searches, and environmental risks.
We review the draft contract provided by the seller’s solicitor, raising enquiries to address any concerns or ambiguities about the property.
Our aim is to ensure you have all the information needed to make an informed decision.
3. Drafting Contracts & Mortgage Approval
Next, we review and draft the contract with meticulous attention to detail. This includes negotiating terms with the seller’s solicitor to protect your interests and ensure the contract is favourable.
We also liaise with your mortgage lender to secure the necessary funds for the purchase, reviewing the mortgage offer to explain its terms and conditions clearly.
We protect your interests at every step, ensuring all contracts and financial arrangements work in your favour.
4. Exchange of Contracts
The exchange of contracts is a pivotal milestone in the conveyancing process.
Once both parties are satisfied with the terms, we arrange for the contracts to be exchanged. At this point, the transaction becomes legally binding, and a completion date is set.
You will have peace of mind knowing your purchase is legally secure, with a fixed date for moving forward.
5. Completion
On the agreed completion date, we transfer the funds to the seller’s solicitor. This finalises the purchase and ensures the property is registered in your name with HM Land Registry.
The seller will then hand over the keys, officially making you the new owner of the property.
6. Leasehold Transactions
Leasehold purchases involve additional complexities. We thoroughly review the lease terms, liaise with the freeholder or managing agent, and ensure compliance with all lease obligations.
This includes examining service charges, ground rent, and any ongoing costs, as well as ensuring the lease has sufficient length.
If needed, we can assist with lease extensions to safeguard your property’s long-term value.
